Q. I've heard that it can take a surprising amount of time after signing a contract to start seeing my new house take shape. Why is this?
A. It's because have to do a lot of behind-the-scenes preparation before your house can start rising out of the ground. These activities take time and involve red tape - but they help ensure that one of your most important investments will be properly and legally constructed.
For instances, before we can start framing, we have to take care of prerequisites including:
- Water availability approval
- MSD sewer line approval
- Sewer tap
- Water tap
- Planning and zoning approval
- Grading permit
- Driveway permit
- Building permit
- Progress Energy temporary power pole
- Temporary power pole inspection
- Grading
- Footer excavation
- Footer soil inspection
- Pest treatment
- Footer metal reinforcement inspection
- Under slab preparation (plastic sheeting, stone, and metal reinforcement)
- Under slab insulation
- Ground work for plumbing
- Footer/slab form construction
- Foundation wall construction
EcoBuilders plans ahead to account for the time involved in completing these tasks.
We include sufficient time in the schedule to complete these tasks. This accounts for the time that elapses between signing the contract and seeing walls rise. Don't let this worry you - it's normal. And we have a time clause in our contract to protect you if construction extends past the deadline.
Q. What happens when some aspect of construction does not go according to plan?
A. You can
expect there to be some aspects of construction that may differ from our original plans. We do. While we make every effort to build a home that corresponds to the plans as closely as possible, plans are drawn according to assumed ideal conditions. In practice, we sometimes encounter a condition or circumstance that is not impossible to anticipate. Nonetheless if you approach construction with an open mind, we can usually reach a quick and agreeable decision about how to accommodate for the surprise and proceed. In many cases, the outcome can be more interesting, and enhance the original plan.
The challenges we encounter include:
- Bad soil conditions
- Water under the foundation
- Sewer drop not adequate
These things are covered in your contract under "concealed conditions".
